07/08/2014 - ABIA Consolidated Rental Car Facility Project Update: July 2014 (Newsletter)
The project team at the ABIA Consolidated Rental Car Facility achieved several design and construction milestones this month. The project remains within budget and on track to be delivered the fall of 2015.
Pfeffer Development is managing the overall facility design and build-out on behalf of each of the rental car companies, with Austin Commercial as the design builder and Demattei Wong Architecture providing design services. We provide the rental car companies with a single point of contact and minimize risk of delay in completion of the facility, as well as their tenant improvements in the ready/return area, customer service building, and quick turnaround areas (QTAs).
Design and permitting continues to make significant headway for the customer service building and quick turnaround areas. Windshield washer fluid rooms were shifted down one floor from the QTA they serve. The building permit was re-submitted and it is expected that the Fire Marshall will review changes and release the building permit.
Young and Pratt, the project’s plumbing and HVAC subcontractor, began installing ductwork in the customer service building. Chasco, the site work subcontractor, has excavated, formed, and poured the footings for the flyover abutment and wing walls, as well as the retaining walls for the egress ramp portion. Austin Commercial is continuing to pour grade beams around the perimeter of the ready/return as the areas become available and has completed 100% of all slab-on-grade concrete sections to the northwest and 35% of slab-on-grade concrete northeast of the ready/return.
Momentum is building in the quick turnaround area as well. The Belanger car wash equipment has been delivered to the project site and piping, pumps, and other material are also planned for delivery and will start being installed towards the end of the month. Fueling subcontractor, Unified Services of Texas (UST), has mobilized and began installation of dispenser sumps as well as the main sump in the Fueling room on Level 1. Schmidt Electric, the project’s electrical subcontractor, is continuing with installation of unistrut to support the overhead electrical conduit that will be used as pathways to power the entire building, including all of the QTA equipment such as car washes, lighting, fueling systems, etc. The transition sumps at each floor have also been delivered and will be installed at the end of the month.
